The relevance of survey is often questioned, whilst most lending institutions rely on such information, many deem a survey to be a “waste of money”
The purchase of a home or investment can be the largest financial commitment you will make. It is important that the right survey is requested for the particular property being purchased - this is normally where most of the confusion sets in! There are many different types of valuation and survey available.

MORTGAGE VALUATION
This report is normally conducted for Bank/Building Society purposes and relates mainly to property value. It will cover obvious areas of repair and condition, but does have limitations.

HOMEBUYER REPORTS
This is a more detailed report comprising a multi-page format prepared by the RICS commenting on the overall condition of the property. It is normally requested by owner occupiers and can be used for flats as well as houses. Covers all aspects from foundations to roofs.

BUILDING SURVEY
This is a more detailed report whereby the surveyor will comment upon the structure of the property where accessible. Widely used for older buildings
We also conduct valuations for matrimonial, probate, capital gains and insurance purposes.
All our reports are complete with a colour photograph and individual O.S map if requested (at a small additional charge).
Based on the advice and opinion of value provided within our reports it is often feasible to renegotiate the property price where appropriate.
